Filesystem on Linux Station is painfully slow when it involves directories that are "shared" from the main NAS

I have a QNAP with 8GB ram and I just installed Linux station with the latest version of Ubuntu
listed.

I got everything setup on the box and I now happily SSH to it.

My main reason for installing it was to be able to run some complicated scripts to sort, delete, move files around. Using tools not available in the standard QNAP Linux environment and not available as installable packages either.

I was very happy to see that it was configured so I can access the NAS filesystem from LinuxStation. I was worried about how to set that up, but it has already been done. yay.

The VirtualBox is snappy fast, except when I am around directories shared from the NAS. Then it is very very slow.

This even goes for /
Now
/bin/ superfast.
/home superfast
/etc superfast.
/nas_share sloooow
/share2 slooow

It will be entirely pointless to try to run my scripts when even executing ls takes 15 - 20 seconds.

I look at the resource manager and there is enough ram, network not saturated, CPU not even registering anything much going on.
Is there any way to improve performance here?
